A duplex on Central Park is listed for $8.75 million


The stately brick and limestone apartment house at 101 Central Park West has been home to several high-profile residents over the years, including actors Harrison Ford and Rick Moranis and equestrian Georgina Bloomberg.

Some residents have lived for decades. Irwin Segelstein, a TV network executive who oversaw Columbia Records as Bruce Springsteen’s career began, moved into one of the Co-op’s duplexes in 1976 and lived there with his wife Bernice until Until he passed away. died in 2008, The unit remained his home until his death last year.

Now, for the first time in nearly half a century, that apartment will go on the market. The asking price is $8.75 million, with $9,246 for monthly maintenance, according to Roberta Golubok of Sotheby’s International Realty, which is listing the property.

Segelstein purchased the duplex for $115,000 in October 1976, located on the 16th and 17th floors of an 18-story pre-war building between West 70th and 71st Streets. (The seller’s family was mayor davisA prominent society band leader.) After spending several thousand dollars on much-needed renovations, they settled in about a year later.

“They had to completely redo the apartment,” said their son, James Segelstein, a retired TV journalist and documentary filmmaker who lives in Ridgefield, Conn. “There were lots of quirky things in there. There was a wonderful jungle wallpaper with birds and trees on the staircase. And there were quirky chandeliers hung with fruit, and these wrought iron gates.”

His parents toned down the décor, opting for a more monochrome midcentury aesthetic. He rebuilt the bathrooms and enlarged and upgraded the kitchen by removing one of the two staff rooms. But since then, nothing much had been done to the unit except some painting and general maintenance.

“This is the state of the property,” Ms. Golubok said, adding that the new owners will buy “scale and light and such a nice building and a great location” in the Central Park West Historic District.

Mr. Segelstein also said, “The rooms are spacious, airy and light, and I think they are larger than the rooms in many other buildings.”

Spread over approximately 3,825 square feet, the apartment has three large bedrooms and a staff room as well as four full bathrooms and a powder room. The ceilings are 10 feet or higher, and the original hardwood floors remain intact. There is also 125 square feet of outdoor space that includes two terraces – off the living room and dining room – with park and city views.

The main entrance is on the lower level. A spacious gallery, containing a powder room and service entrance to the kitchen and staff quarters, leads to a large dining room and a large living room equipped with a wood-burning fireplace.

Adjacent to the dining room, an eat-in kitchen, though older, is equipped with wood and laminate cabinets, laminate countertops, and vinyl floors.

“My parents used to spend time hanging around the table in the kitchen, where they would sit and read the newspaper,” Mr. Segelstein said. “He also liked being in the living room.”

On the upper floor there are bedrooms, each with an en suite bathroom. The primary suite has a spacious sitting area, which was previously a dressing room. The adjacent bedroom was converted into an office.

“My father made wall drawers to fit LPs,” Mr. Segelstein said of the office space. “They also had audio and video equipment in there.”

Irwin Segelstein served in top roles at CBS and NBC. But it was his time running CBS Records, which also included the Columbia Records label, that was perhaps the most memorable. During his tenure, the label released Springsteen’s third studio album, “Born to Run”, which became a major commercial hit.

But it probably wouldn’t have played out the way it did if it weren’t for James Segelstein, who was a student at Brown University at the time. In April 1974, he saw a Springsteen show on campus and described it to his father, reportedly not enthusiastic about “Born to Run”, calling it “the greatest concert I’ve ever seen.” He also read them excerpts from a Springsteen interview with the school newspaper, in which the singer complained about how the record company was treating him and his music. The album was eventually released – and promoted – the following year.

Columbia Records also signed other big-name artists such as Bob Dylan and Billy Joel. But Mr. Segelstein said it was unlikely that any of them ever came to the apartment.

“There weren’t any celebrities hanging out there,” he said. “My parents hosted holiday meals, but they didn’t have a lot of parties there.”
